it’s an alteration, conversion or a new building.
We
have extensive experience covering all project types,
and have skilled and qualified staff on hand throughout
your project. Our practice has on hand for your disposal
architectural consultants, technicians, surveyors and
engineers who will draw and advise you throughout your
project, keeping within your specifications and schedule.
What
the Service Includes:
As
a standard, we provide all the following for your project:
• Consultations with yourself to overlay and provide
essential advice for your project.
• Measured survey of your property by skilled and
friendly staff.
• Draft drawings for your approval, where you can
change or adapt any of the drawings.
• Final Planning Drawings, Ordnance survey Maps,
and Application Forms submitted on your behalf.
• Building Regulation Drawings and Application Forms
Submitted on your behalf.
• Help Selecting a contractor, and liaison with
your selected contractor.
• Party Wall Agreement.
• Final drawings for your builder.

How
a Typical Process Works:
Very
simple, once we receive your signed instruction to act
as your agent on your project, we will manage until you
have planning and building control permission.
Step
1:
A
surveyor will visit you at the property to which the project
relates. They will discuss with you your plans for the
project, any ideas that you have, and answer any questions
you may have, so that you fully understand the process.
They will also have a comprehensive price breakdown showing
the exact steps that your project will undertake, and
where the costs lie. Once the price has been agreed with
yourselves, they will carry out a comprehensive survey
of your property, which includes the taking of measurements
externally and internally, and the taking of photographs
as required.
Step
2:
The
survey will be handed to an architectural designer who
will coordinate your draft drawings to your specification,
and for you to review. This stage will contain all existing
plans and elevations required, your proposed plans and
elevations, and any sections required to help explain.
You will also see your photo representation or 3D model
if you requested these at your initial meeting. With these
drawings you can make changes until you are completely
satisfied with the final output.
Step
3:
Once
you have finalised the drawings, we will produce the final
drawings to be submitted to your local authority. We will
then complete all the paperwork on your behalf, and supply
all the information to your local authority. We will keep
you informed of progress your project has made with your
local authority, and we will advise and work with you
in the case of planning permission being refused.
Step
4:
Once
planning permission has been granted, we will produce
the drawings required for building control, undertaking
all building regulations and engineer calculations if
requested. We will undertake party wall agreements with
your neighbours, Soil tests or Saps tests; if you requested
these. Will be consult with the council through the approval
process.
Step
5:
Once
building control has approved your drawings you will have
a copy of these approved drawings for your records, we
will also supply copies for your builders. We also invite
your builder to take part in a pre start meeting to hand
over the project from us the architectural team, to you
the client and the selected builder.
This
is the end of a typical project, but we don offer on site,
project development support (PDS) at an extra charge.
This best discussed closer to the time and is calculated
on a prorata basis.
